Preparation of HIPs

Purchase of Investments and Buy-to-Let Properties

Some people say that purchasing a property for whatever purpose is a straightforward process. We do not believe this to be the case as clearly if you are buying for investment or what is commonly known as Buy-to-Lets there can be aspects of the property which are not entirely suited to this. We do act for lots of investors in property and very attuned with giving specialist advice in this area.

Leasing

We carry out all types of lease work from renewals of leases to the grant of new ones, involving all different types of property from residential to shop to office. We have a variety of different leases for different types of property and will always sit down with the client first to discuss the variety of options in order to tailor make the lease for the type of letting required.

Business Premises

Normally when a business is bought or sold there is a property involvement somewhere along the line and whilst a lot of our work involves the buying and selling of High Street businesses we do have particular areas of expertise in the buying and selling of licensed premises, restaurants, nursing homes, residential homes and one of our colleagues believes he is the world's foremost expert on the hairdressing trade albeit you wouldn't believe it from appearances! Other transactions include industrial premises and the buying and selling of office premises.

The Buying and Selling of Development Land

We act for a number of developer clients who acquire land to build upon and assist in all aspects of the process from the purchase of land to the final selling of the built units. On the other hand we also act for sellers of development sites whether these have been sold on the basis of a straightforward contract or where the developer is trying to acquire an option to purchase. We have acted regularly for groups of home owners selling to one particular developer in agreeing a common option agreement.

Blocks of Flats, Management Companies, etc

We do give advice to groups of tenants concerning the management of their properties and in particular specialist advice with regard to the acquisition of freehold interests, setting up of management companies and disputes between landlord and owners. Conversely we also act for management companies in relation to their dealings with tenants. We are also very conversant with the current legislation relating to the ability to manage, buy the freehold, or extend the lease.
